What is an Electrical Installation Condition Report?

If your commercial property has any electrical installations, they’ll need to be evaluated on an ongoing basis to make sure they’re working properly and in line with all compliance rules and regulations.

This includes getting a commercial Electrical Installation Condition Report conducted by a qualified electrician approved contractor.

An EICR is only issued if your electrical installations and systems comply with the required safety standards.

Does your business need a commercial EICR?

Yes. According to the Electricity at Work Regulations 1989 you have a responsibility to make sure any electrical appliances and systems in your workplace are safely installed, maintained and in full, safe working order.

This includes organising regular testing with a qualified and registered electrician or engineer.

 

How often do you need to test commercial electrics?

A qualified electrician or engineer should check the installation and order or your electrical appliances and systems once every five years (or 3 years for industrial properties), at least.

This could be more regular if you’re new to the commercial property or if you have older electrical systems installed.

If your commercial property suffers an accident, like fire or flooding, then you should have another EICR completed afterwards to check the working order and safety of your electrics.

If you don’t get regular tests for your electrical appliances and get commercial EICR checks, you could be liable for any injury, illnesses or deaths caused by electrical fires or shocks if it’s found you have faulty equipment.

What’s involved in an EICR?

An EICR is a full inspection of your commercial property’s electrical appliances and systems that must be carried out by a qualified engineer or electrician.

During an inspection they will check the safety of wiring, sockets, fuses and light fittings in the property.

They will be looking for any defects or signs that the appliances and systems don’t meet the required safety standards.

Any defects or repair work needed will be recorded and must be dealt with before a report can be signed off.

Commercial EICR Certificates - Frequently Asked Questions

How long does my EICR certificate last?

For most commercial properties, you’ll have to get your EICR certificate renewed every 5 years as standard. This could be brought forward if you report any electrical faults or your property suffers damage from faulty electrics before the renewal date.

For other properties that are deemed to be at a higher risk, you’ll need to get your certificate renewed every 3 years as a minimum.

What’s the difference between EICR and an electrical installation certificate?

The installation certificate is what is completed by the electrical engineer who completed the work on your commercial property. Your EICR is carried out by an independent person who will check the work to assess it’s been completely properly and is safe.

Do I have to have a EICR?

Yes.

As a commercial property owner you must ensure the property complies to health and safety laws, and this includes ensuring all electrical wiring and appliances are operating safely.
